This meeting has something for everyone. You will be hearing from a regular attendee on their local subdivision project, all the way from locating it to how it will be managed to maximise return. You will get the inside scoop on Property Management covering areas such as how to maximise your rent, how to get the best tenants, your rights and much more. In addition you will also get to learn about NRAS (National Rental Affordability Scheme), what it means, how it works and how you can potentially have a positive cash flow property from day one with growth potential.
Our first speakers for the night will be Justine Valendar and Paul Elliss from Investors Edge Real Estate who will be discussing a real subdivision deal in High Wycombe that Justine is finishing off and also tips and hints around property management. For the deal they will cover;
- How the deal was located, negotiated and managed
- What options existed for the property (strata subdivision , house behind house etc)
- Expected returns and time frames
For property management they will cover;
- How to attract / select a good tenant and maximise your rental returns
- How best to target the most profitable rental market in an area
- Your rights as a landlord and how to manage disputes with tenants
- Current trends in the rental market
- Views on lease periods and other issues
Paul is a sales and marketing expert, who combines the latest technology and cutting edge sales strategies to sell homes across the whole of Perth metro area. Paul has a love for subdivision helps clients identify properties with potential to subdivide. Justine is a property management specialist who has lived all over the world and who has refined the art and science of making people feel welcome and comfortable.
Our second speaker is Steve Fairbairn from Adept Finance. Steve will be talking about NRAS, providing you with an understanding of exactly what it is and how it works including the numbers, very worthwhile if you have ever considered this type of investment.
Steve commenced as a finance broker with Destiny Financial Solutions in 2001, running the Joondalup franchise of the company until 2006. After selling this practice in 2006 Steve commenced his own brokerage, Adept Finance, assisting clients with their finance requirements while at the same time continuing to offer property guidance and advice. For the last 2 years while continuing to run Adept Finance, Steve has also consulted for The Successful Investor (TSI), a Melbourne based company assisting clients with the acquisition of new investment property, a large part being NRAS developments.
