– IMPORTANT NOTICE-
Due to unforeseen circumstances, we regret to advise that the meeting scheduled for Wednesday evening, 27 November 2013 has been cancelled.
We sincerely apologise for any inconvenience.
Please put Wednesday 5 February 2014 in your diaries instead.
Very best wishes for a safe and happy Christmas and a prosperous New Year!
This will be our last meeting for 2013.
This month’s meeting provides a rare opportunity to learn insider negotiating secrets and tips from both a talented and experienced real estate agent, Graham Bickley (Lamond Estate Agents, Wynnum) and a buyer’s agent with expertise as a developer Shane Hiscock (Shane Hiscock Property, Everton Park).
Our first speaker, Graham Bickley and his wife Christine, founded the RE/MAX Office in Cleveland in 2001 and also owned RE/MAX Bayside Properties at Alexandra Hills. Over the years Graham has been involved in the sale of hundreds of properties including waterfront, acreage, houses and units from Sanctuary Cove to Hervey Bay.
Graham’s skill as an agent is to develop a very personal relationship with his clients and to partner with them throughout the whole sales process, from time of enquiry to completion of the sale and settlement. Graham prides himself on going the extra mile and using innovative marketing to achieve the best result for his clients.
He will talk about how the real estate business has changed with the rapid uptake of buyers using the internet to search for properties and the importance of using great photography, videos and interactive floor plans in your marketing presentation.
Drawing on the expertise of Christine’s company, Vizionz Photography who specialise in real estate photography in Brisbane, the Sunshine Coast and the Gold Coast, Graham will explain how buying a property is an emotional experience for many people and how a great photograph can bypass the brain and work right there at gut level. He will share hints and tips on selecting a photographer, working with staging consultants, preparing your property for that vital photo session and much more – all the tricks to make your property stand out from the rest so that you sell for the best price possible and in the quickest time!
As a seasoned property investor and renovator, he also knows the game from our side, making his insights invaluable to fellow investors.
Graham would like to share with our group some of his most memorable experiences as well as giving us an insight into the different styles of agents out there and how best to negotiate with both good and bad agents. He will also discuss how to build a relationship with an agent and whether you should sell or buy in the Christmas/New Year period.
This is a rare opportunity to be able to ask a real estate agent any question you like, discuss scenarios and find out what makes an agent tick. Don’t miss it!
Our second speaker Shane Hiscock created his Brisbane-based business, Shane Hiscock Property, because he saw a lack of companies within the property industry who are truly focused on the needs of the investor first.
After Shane had invested in property himself using the buy and hold strategy – also commonly known as the ‘buy and hope strategy’ – he saw the flaws in that strategy, especially when you have invested in a market that is not rising.
“Preferring to invest in property that provides a positive cash flow is a strategy that can only work, you can’t go broke making money”, says Shane.
Shane sees every client as a long time business partner, rather then a client and it’s his intention to provide an unparalleled level of service and results in the industry.
In just a few short years, Shane has invested personally and assisted his clients to invest in over $8m worth of property.
Shane has proven his ability to make a profit for his clients from property development, in a poor market where many have not survived, and he is regularly featured in Australian Property Investor magazine.
Shane Hiscock Property provides services for those wishing to participate in property development projects to increase their income, in a faster manner than traditional investing. They realise that not everyone has the knowledge, expertise, networks and time to find and run their own property development projects and specialise in working with clients to determine their investment goals. They will find a project that is in line with the client’s goals and financial capacity and then manage that project until completion.
Shane and his team specialise in splitter or double blocks at the lower end of financing to townhouse and unit developments which are typically larger in scale and require a higher amount of capital and borrowing capacity.
If you are interested in learning how to research, acquire and develop investment property, this is for you!
Come and meet up with other property investors in a safe environment. You are welcome to bring family and friends along as well.
We will resume on 5 February 2014 with another line up of great speakers to increase your New Year profits.
