Over the Christmas break PropertyMeeting has been working hard to come up with a calendar of events that is sure to stretch the investing muscle of our group members and push them to be much more educated and well-rounded investors. We are going deep into each of the investing strategies over the courses of the year, using investors that are currently walking the talk, so that you get hands on detail on what to do and how to do it. As we progress through the year each meeting will build on the foundation we are creating with this first meeting. We hope as the year unfolds you will join us on this journey and enjoy the results you will reap along the way.
Back to basics…. Renovations! If you are a new investor just starting out or a more seasoned pro, there is one thing we can all agree on. Renovations are the bread and butter of value add projects, and you need this tool in your arsenal. This where most serious investors start out and many continue to use this strategy for value adding and cash flow projects. However getting it right is paramount to your success. Sound simple right?
The lessons you learn from completing a reno are the foundations of becoming a well-honed property investor as this is where you learn how to find the right deal and manage it through to completion. Learn how to do this right and this skill set will set you up for a success investing career. Get it wrong and you may be handing over your shirt sometime soon!
Adam Barry is an experienced local property investor that a number of you may have met at property meeting. He started investing in property in 2009 and has achieve some fantastic results. He has undertaken a range of value-add projects including renovations, subdivision and developments and done quite well out of them, progressively taking on larger challenges. Anyone who knows Adam would agree he has a methodical approach to his investing. His approach to locating deals and managing projects is something every investor should be using. Adam will be digging deep on the topic of Renovations, so much so that we are going to run this over two sessions. As mentioned this session will be forming your investing foundation covering the very important topic of how to find the deal, the very thorough process he uses to evaluate a suburb for opportunities, as well as how to buy the deal to get the best profit. The lessons learned in this topic will form the basis for our upcoming sessions on subdivisions and developments.
Ryan Rawlins from Purely Finance has been working in the finance field since 2006, he holds a Diploma of Finance Services and has assisted many investors in getting finance for their varied projects. However Ryan is also a very active property investor so he looks at finance and lending from an investors point of view. As part of getting a solid investing foundation in place for our investing career, Ryan is going to provide some great insights into the world of finance for investors. We will be going back to the core things you need to understand and how banks look at you when it comes to finance. If you intend on taking property investing seriously you will need to get intimate with how financing works if you are to be successful. You also need to understand what your options are outside of the traditional lending. This topic will cover the basics of getting started, and as we progress through this topic we look at how you get financing for more complex deals or to fund the growth of your portfolio.
As mentioned this is going to be a great primer session for both new and experienced investors and as always a great opportunity for networking. We look forward to seeing you there.
