Have you ever thought about subdividing a piece of land and did not know where to start, what you could do with it or what type of subdivision would be best for you? Well you are in luck as this months meeting will provide you with a lot of information on this topic.
Subdivision may seem straight forward, however, there is a fair bit to it, for example do you do a green title, strata or built strata, what are the differences in costs, timings and process? It’s definitely not one size fits all. That’s why we all need experts in the field for advice and guidance. This session is another foundation sessions which will provide you with valuable information which we will build on as we progress through some more advanced topics later in the year, so make sure you get down for this one.
Also back by popular demand is the HOUR of POWER! This was a networking session that we held last year. This session is valuable for newbies and the experienced alike, and as the guys that came last year will attest – this is what property investing is about.
Personally I know of million dollar deals and projects that have taken off simply because the members of our group get a chance to chat for a while each month. This session will be designed so that we can foster more of these valuable relationships and do some great knowledge sharing between our more advanced investors and some of the guys getting started.
So for this month’s meeting we have Paul Nas from the Landivision, a specialist firm providing both surveying and town planning that has done a lot of subdivisions around the Perth area of different sizes. Paul has 28 years of experience as a Licensed Surveyor in Western Australia, and is a member of the Spatial Sciences Institute (WA Division) and the City of South Perth Licensed Surveyors Panel. While the majority of his work has been to do with residential developments, he also has extensive experience in commercial and local government projects.
Paul will be talking about:
- Understanding the different types; Built Strata, Survey Strata, Green Title
- Costs and Time frames around subdivisions types
- Who is involved in a subdivision and their responsibilities
- Understanding the R-Codes (Zoning), e.g what are they; understanding what they mean in terms of what you can get on a block, local area plans
Paul will also provide go through a couple of Case Studies including:
- A “Splitter” site e.g. retain and build site
- A “Triplex” site
Covering the key issues for each in terms of zoning, how the sites can be split up and also where applicable issues such as:
- Sewer locations
- Soil types
- 5% dispensation as to how and whether it still applies
- Contribution fees
