Last month we went through the ins and outs of subdivisions with an extensive session on the subject. This month we will be stepping further down the development path and discussing small developments, covering off on 1 into 2 and your triplex type deals. There will be plenty of great information including a guest speaker who is a well-known developer that has published a number of books on development, including one just released, Ron Forlee. So another must see meeting for all aspiring or current developers.
For this month’s meeting first we have Ron Forlee. Ron is a qualified Architect, successful Developer and published Author. As the Managing Director of AYR International Pty Ltd he has developed a business with local and international experience in all facets of property development with specialties in Development Management and Project Management services. Over the past 33 years Ron has been involved in all facets of Architecture, including design and on-site supervision. Projects have ranged from housing and unit developments, to larger commercial buildings such as shopping centres, office blocks and tourism developments both in Australia, South Africa and China
Ron will be talking about triplex / quadruplex type deals and covering:
- Location, what to look for
- Site selection
- Research prior to purchase
- Doing a concept design
- Conduction a prefeasibility study
- Engaging a land surveyor
- Role of a geotech
- Use of a Quantity Surveyor or Builder to price
- Development Applications and more…
Craig Medley will be the second speaker for the night. Craig has been running the property meeting for around 4 years with Jeremy Jacka. On the investing side Craig has covered a number of bases including buy and hold, strata survey subdivision (1 into 2), currently undertaking a built strata subdivision (1 into 2) and has been involved in a couple of commercial residential development syndicates. Tonight Craig will be talking about the 2 subdivision deals. In this session Craig will cover the process, plans, timeframe and costs of the two approaches and some of the lessons he learned.
