To say that the residential market has been a bit tough in WA over the past 2 years is a bit of an understatement. So the questions it, have you bothered to look what other opportunities are out there?
If you have ever thought of investing in commercial property but have no idea where to start or what your options are then this months meeting is for you. Commercial property can provide you with better yields than residential and also most often you have the tenant paying most of the costs associated to holding the property, so it can be great from a cash flow perspective.
For this meeting we will be digging into the world of commercial property, with a focus on the industrial space. We are definitely looking forward to this months meeting as a lot of the smart money is looking at this space.
This Month’s Topic & Speaker
The first speakers will be Michael Fitzgerald and John Perret from Alliance Commercial. Michael is a qualified and experienced Commercial and Industrial Property Consultant with many years of international experience including managing in excess of 100,000sqm of commercial assets across office, industrial and retail sectors. Drawn to a career in commercial and industrial sales and leasing he worked with Ray White before joining Alliance Commercial.
John spent most of his time in the construction and heavy plant industry in Africa. John was appointed as a company director at the age of 32 and thereafter held positions as managing director and committee positions with various business organisations and is a registered business broker. While in the real estate industry John has developed various appraisal and marketing and software programs that allow him and his colleagues to appraise property values in accordance with current market trends.
Michael and John will be talking about:
- What type of property is covered under the industrial banner
- What is the current state of the market and recent history
- What trends are being anticipated over the coming years
- What opportunities exist for investors and developers
- buy and hold for growth
- buy and hold for income – typical yields, leases etc
- develop and hold/sell
- How are property values assessed
- Understanding zoning and what can be done
The second speaker for the night will be Martin Lau from Catalyst Finance. Martin is a broker with experience in the commercial lending area. Martin will be giving us some insight as to how lending works within the commercial environment.
