There is one property investing strategy that is worth knowing about where you can choose the downside risk you want to play, and where the potential upside can be astronomical, and this is property options.
(This is opposed to lots of property investing strategies that are market-dependant for profits and involve large amounts of cash-in with a chance that the cash may be lost, or get ‘stuck’ in the deal for years until the market changes).
The benefit of property options when done right, is that generally for a low amount of cash invested in a deal, you can effectively ‘lay-by’ property with the potential to make very high profits by passing the deal on to a buyer who can use it for a high return project.
Now, I want to say upfront, that not every deal fits this model. But some deals certainly do. And if you know how property options work, and can recognise a deal that could work, then you can make very substantial profits with low risk and little effort. Boris Pyatt (the “Property Collector”) migrated to Australia 35 years ago not being able to speak any English and having zero knowledge about the property industry. 6 years after arriving, he started working in a real estate office in Parramatta and in 1993 he joined and bought into a boutique property development consulting company/real estate office.
Now, Boris has over 30 years experience in property investment and development, and has been involved in many acquisitions of development projects and individual properties across New South Wales and Queensland.
Some of his past specialities include: identifying properties suitable for development, and then selling them to builders and developers; assisting clients with obtaining development approval through councils; and negotiating the purchase of development sites and investment properties for clients and his company.
