Wed 22nd June – How to Get Less Out of Your Development

In the heady days of the not so distant past, developing was all about maximising what yield you could get out of your lots, well much has changed in more recent times! As the saying goes, “if you don’t change with the times you will get left behind”….. or something like that anyway.

So how do you play in this new game and what is the best way to approach your projects to make sure you stay in the game? Well this month we are going to have a look at this very issue.

Also, learning from others that are out there doing deals (and making money) is the best way of getting up to speed quickly (apart from doing it yourself – but mistakes costs a lot more!). With this in mind we are going to have a look at some recent real deals from someone out in the trenches. Even better this person happens to be part of our talented group of Property Meeting Investors, so we know he’s good for it!

So if you want to learn how people are making money at the moment and from that how you can make money, this month we have plenty for you, with both a local investor and Summit Homes leading development consultant.

This Month’s Speakers

The first speaker of the night is Quentin Lau from Summit Homes, Quentin has worked with Summit for over 16 years and has experience working as an architect locally and in Asia. Quentin has gained extensive experience in both residential and commercial projects and has qualifications in Architecture, Real Estate and Finance.

Quentin will be focusing on property development by helping you to assess the maximum yield (how many apartments / houses etc you can put on a block) versus the optimum yield of a property (what number will give you the best return).  He will examine factors which could affect the yield and the cost to develop and will show why having more dwellings on a block does not mean you make the most money.

The second speaker for the night will be one of our own….. James Gray. James will be talking us through some of his recent deals in Carlisle, such as subdividing one block into two and selling off the land and some that have involved development as well. These are the types of deals that most people would be able to have a crack at, so it will be great to hear how you can make these types of deals work now and what the numbers look like.

It will be another great and informative night and as always this will also be a great opportunity for networking.
