Thursday 2 August – How to Make Money from Residential Development in the Perth Market

Property development can be a very profitable form of investment but finding sites that stack up in Perth has been difficult over the last few years, as the property market slowed down.  This month we will have an experienced developer and builder, Integrity Developments, present on how to make money in the current Perth market, which will include multiple examples of current developments. The presentation will cover:

  • What type of development is working in Perth and what to avoid
  • How to assess the financial feasibility for a development
  • An overview of the development process
  • Strategies for being a developer with little or no cash. g. joint ventures

About Your Speakers

Kevin Ledger and Kelvin Price will be presenting from Integrity Developments.

Kevin Ledger worked as a carpenter from 1982-1995 working on various sites from small residential, to commercial, to factories/warehouses and high rise residential projects in Sydney. By 1995 he was a self-employed licenced builder in Perth looking for something a little different in the building industry. When he couldn’t find it elsewhere Kevin decided to create the environment he was searching for and, together with Steve Burns, established Integrity Developments, a place where he could work with like-minded people to build homes and units they would be proud of at both handover and many years after completion. As well as being a well know multi-unit residential builder, Kevin is also a seasoned developer himself and he has undertaken many medium density projects with both joint venture partners and investors.

With a background of 20+ years in Project Management, Kelvin Price now works as a Property Development Consultant and he also undertakes his own multi-unit developments.  With his knowledge of property development and finance, Kelvin has developed a feasibility calculator tailored for the Perth market.   He uses this to estimate all development costs from start to finish and helps clients to forecast their profits.  His calculator also caters for a wide variety of funding strategies and his feasibility reports are often used by the mortgage brokers of Integrity’s clients.
