South Australian land tax legislation has undergone significant reform and is coming into effect June 30th 2020. At our last meeting it was proposed but not passed – now it’s passed through parliament it’s time to get serious about it.

Generally, your place of residence will not be affected, however, if you have invested in any of the following in South Australia you could be affected:

a)rental property
b) holiday home
c) vacant land
d) property held in a partnership, trust or company.

e) Commercial Property

What should you know and what can you do before March 31st if your land tax is increasing beyond $2,500. Learn how trusts are being assessed for land tax, and learn what you might be able to do to save land tax on properties held in a trust.

Come along and be educated as it’s important and could save you thousands. Speaker to be advised

Our Second speaker from Melbourne – Assessing & Due Diligence on JV Property investment opportunities.

If you’ve ever thought of undertaking a development project or renovation, but realistically you know you don’t have the time, skill or inclination to deliver on one of these projects yourself… Can you still have your cake and eat it too?

Actually – you can!

As development funds have become harder to get from the major lenders, developers have an appetite for private funding, which produces an opportunity for the keen investor. And investing in another person’s property development can yield a great return, between 12 – 25% per annum. But with the higher returns come higher risks that require more thorough due diligence than with buying blue chip shares. You don’t want to be the wood duck who invests and loses

So what sort of due diligence should you do when investing in another person’s development for a high return- What do you look for? How do you know a good deal from a bad one or an ethical developer from a dodgy one? And how can you protect yourself?

You need to understand the risk and rewards of such opportunities…

On Friday Feb 28th 2020 come along to our Property Meeting to hear how one experienced investor does his due diligence, what he looks for and how he is able to invest $100,000’s into other people’s project safely and confidently.
