How many times have you seen properties advertised as having “Development Potential”, closely followed by the small print….. subject to council approval.
Are you aware of what you can build on the land, how to maximise its use, what restrictions there are, what specific requirements the council has and are you aware of all of the changes happening currently? Over the last couple of months there has been some significant changes taking place in the area of planning and development. R-codes have changed, private certification has started and looming in the background is the 6 start energy rating compliance.
So how does this affect us as property developers? ….I’m glad you asked!
This month we have two great speakers with a wealth of knowledge in the area of development, planning and approvals.
Matthew Grey, Senior Building Surveyor, Milestone Building Code Certifiers
Matthew is a Senior Building Surveyor at Milestone Certifiers whom specialise in the area of Building Code & Regulatory Compliance for new and existing buildings. They provide comprehensive Building Code assessments for multi-unit residential, commercial and industrial projects. As a Registered Level 1 Building Surveyor, he has 15 years of experience that has seen him work both as a consultant across several states and in a public capacity at the City of Melbourne and City of Perth councils.
Matthew has a unique perspective as he has made the change from working in a local governments’ building approvals team, to working as a private building certifier. You will learn how things have changed from an approvals perspective and how this will provide benefits for us as developers by removing much of the red tape. If you are considering a development project, or currently have one underway this is not to be missed.
Craig Ginbey, Perth Residential Developments (PRD)
Craig has been in the development game for many years having previously worked for Collier Homes, Ross North and personally setup BGC’s Residential Unit Development section. Craig is now the driving force behind PRD a consulting firm that works across both commercial and residential assisting with design, broking, council approvals and much more. Craig knows the development process inside and out and is generous in sharing his knowledge. He has so much information that we need to present it over two sessions!!
Session 1 developments – Tuesday 26th June (this will provide a foundation for the following session)
Session 2 subdivisions – Tuesday 24th July
So if you would like to learn more about:
- How the development process works
- What you can build and where
- How much it will cost to develop
- All the hidden costs
- How to negotiate the best building price and terms
- Recent and upcoming changes developers need to know
Then these sessions are for you! They will be “nuts and bolts” where you will learn how to analyse a sites development potential including running through the numbers required to calculate if there will be a profit in the project. As there are so many things to consider when evaluating your site this is a must see for budding and experienced developers alike.
Remember to take a pen and paper along as well as your questions as always this will be a great opportunity to learn and network.
